The Winding Ridge Board of Directors has hired NVM Paving to complete necessary seal-coating to the asphalt that was laid in 2013. In order to maintain the new asphalt, seal-coating must be done 18 months after new asphalt is laid. Due to the requirements of seal-coating needing to cure for at least 24 hours, parts of the community will be blocked off over night during this work. Please read this entire flyer very carefully and all the way through.
For any updates on this project, including any scheduling changes, please ensure you are part of the Winding Ridge Email List. To join, please email Katie M. Kight at katie.kight@summitmanage.com with subject “Add to Winding Ridge Email List.”
On Monday, June 1st, seal coating work will be performed on the 13000 side ONLY. Work will begin at 7:30 AM on June 1st. Once work begins, the entire 13000 side will be closed and will not be accessible by car until 8:00 AM, Tuesday, June 2nd. This means: NO VEHICLES WILL BE PERMITTED TO ACCESS THE 13000 SIDE FOR 24 HOURS. Thus, if you typically leave your house after 7:30 AM or your plan on leaving the Community in your vehicle at any point during that day or night, you will have to move your vehicle out of the Community earlier this day. Also, any vehicle parked in the guest spaces after 7:30 AM on Monday, June 1st will be towed at the owner’s expense. Vehicles will be towed to Battlefield Towing’s impound lot located at 13925 Willard Rd, Chantilly, VA 20151.

Due to the seal-coat needing time to cure, the following changes to the trash pick-up will be made due to this project:
On Tuesday, June 2nd, all trash and recycling will be cancelled on the 13000 side ONLY.
On Friday, June 5th, trash services will be cancelled for ONLY homes 14049 – 14115.
ATTENTION OWNERS WHO RENT THEIR HOMES:
If you rent out your home in Winding Ridge, you are responsible for passing this information along to your renters. Please send this flyer to them. The Association will not be responsible for any renters’ vehicles being towed or damaged during this project.
IMPORTANT BUS STOP INFORMATION
Because vehicles will not be able to access the road on June 3rd and June 5th, the Centreville Elementary School bus stop that typically picks up and drops off by the mailbox at 14090 Winding Ridge Lane will be moved to the intersection of Winding Ridge Lane and Federation Drive on both June 3rd and June 5th. The bus will not be driving down Winding Ridge Lane these two days.
The Winding Ridge Homeowners Association, Board of Directors, or NVM Paving will not be responsible to any damage to your vehicle if you attempt to drive on Winding Ridge Lane during the days and times sections of the road are closed off. Also, if fresh seal-coat is damaged by your vehicle, you will be held liable for all costs related to repairing damages made.
If you have any questions, please contact the Winding Ridge Community Manager, Katie M. Kight at katie.kight@summitmanage.com or 703-945-1428.
The Board of Directors recognizes the difficulties with a project of this size and appreciates the flexibility of all owners and residents during this time. The end result will be a more beautiful community!
